Lease terms

This Month-to-Month Residential Lease Agreement ("Agreement") is entered into on _________, 20, by and between L&C GORE ENTERPRISES LLC ("Landlord") and __________________________________ ("Tenant"). 1. PREMISES Landlord rents to Tenant the residential property located at: ("Premises"). 2. TERM This Agreement shall begin on ______________, 20, and shall continue on a month-to-month basis until terminated by either party in accordance with South Carolina law. 3. RENT Tenant shall pay rent in the amount of $__________ per month, due on the 1st day of each month. LATE FEES If rent is not paid by the due date, Tenant shall pay a late fee of $25.00 per day until all rent and fees are paid in full. 5. SECURITY DEPOSIT Tenant shall pay a security deposit of $__________ prior to taking possession of the Premises. The security deposit shall be returned in accordance with South Carolina law, less any lawful deductions. 6. NO SMOKING Smoking, vaping, or the use of tobacco products is strictly prohibited inside the Premises. 8. PET POLICY No pets shall be allowed on the Premises. Exception: Service animals required by law are permitted and are not considered pets. 9. RENTERS INSURANCE Tenant shall obtain and maintain renters insurance throughout the tenancy and shall provide proof of coverage to Landlord upon request. 10. INSPECTIONS Landlord may conduct monthly inspections of the Premises by providing reasonable notice to Tenant as required by South Carolina law. 11. MAINTENANCE Tenant shall keep the Premises clean and sanitary and promptly notify Landlord of any maintenance issues or needed repairs. 12. OCCUPANTS Only the following persons may reside at the Premises: Any additional occupant must receive prior written approval from Landlord. 13. TERMINATION Either party may terminate this month-to-month tenancy by providing written notice as required under applicable South Carolina law. 14. GOVERNING LAW This Agreement shall be governed by the laws of the State of South Carolina. 15. ENTIRE AGREEMENT This Agreement constitutes the entire agreement between the parties. Any modifications must be in writing and signed by both parties.
