Lease terms

This property is offered under a 12-month fixed-term lease. Renewal is not guaranteed, and residents should plan to vacate by the stated lease-end date unless a new written agreement is signed. Monthly rent is $2,450, due on the first day of each month. The refundable security deposit is $2,450. The first month's rent and security deposit must be paid in full before keys and possession are provided. Rent is considered late after the fifth day of the month. A $100 late fee will apply as stated in the signed lease. Each adult age 18 or older must submit a separate application and complete credit, background, income, and rental-history screening. Applicants must have verifiable combined gross household income of at least three times the monthly rent, or $7,350 per month, and generally have a minimum credit score of 650. Utilities are not included in the monthly rent. Residents are responsible for establishing and paying for all required utility services, including electricity, trash, internet or cable, and any applicable water or sewer service. Residents are responsible for routine lawn maintenance and keeping the yard, porch, and exterior areas reasonably clean. The home is rented unfurnished. A refrigerator, electric range, microwave, and dishwasher are included. Washer and dryer hookups are provided, but residents must supply their own washer and dryer. The property is pet-friendly. Up to three approved household pets are permitted with prior written approval. A $250 nonrefundable pet fee per household and $25 in monthly pet rent per approved dog or cat apply, with a maximum total pet rent of $75 per month. Small caged or enclosed pets may be considered separately. Livestock, poultry, animal breeding, venomous animals, and unauthorized exotic animals are prohibited. Smoking and vaping are prohibited inside the home. Subletting, short-term rental use, and unauthorized occupants are prohibited. Painting, permanent alterations, tree removal, or other substantial property changes require prior written permission. Residents must maintain renter's insurance with at least $100,000 in personal-liability coverage throughout the lease term. All terms are subject to the final written lease and applicable law.
