Lease terms

LEASE DURATION: 6 Months MONTHLY RENT: $1,900 MOVE-IN COSTS: First Month's Rent ($1,900) + Last Month's Rent ($1,900) + Security Deposit ($3800) TENANT SCREENING CRITERIA (RCW 59.18.257): All applicants must meet the following minimum standards to be considered: INCOME: Gross household income must be at least 3x the monthly rent ($5,400/mo). Must provide proof of income (paystubs, tax returns, or offer letter). CREDIT: Minimum credit score of [Insert Score, e.g., 620]. No history of evictions, landlord collections, or utility collections. RENTAL HISTORY: Minimum 2 years of positive references from non-relative landlords. REUSABLE REPORTS: We DO NOT accept or allow the use of comprehensive reusable tenant screening reports. All applicants must authorize screening through our designated provider. SECURITY DEPOSIT & FEES: A written move-in checklist signed by both parties is required before any deposit is collected. Deposits are held in a Washington State trust account; bank name and address will be disclosed in the lease. Per RCW 59.18.610, tenants may request in writing to pay the security deposit, last month's rent, and nonrefundable fees in 3 equal monthly installments. PET POLICY: Cats allowed with prior approval. Pet Deposit: $150 (Refundable) Pet Rent: $20/month No fees/deposits for documented Service or Assistance Animals. ADDITIONAL TERMS: No smoking permitted on the premises. Tenant is responsible for all utilities (Electric, Water/Sewer, Garbage). Rent is due on the 1st of each month.
