Lease terms

Utilities and Payments: Owner pays for water. Tenant is responsible for gas, electricity, and internet services. Security Deposit and Rent: A security deposit equivalent to one month's rent is required at signing. Last month's rent is also due at the time of lease signing. Smoking and Pets: No smoking/Vaping is allowed on the property, including indoors or outdoor premises. Up to 2 pets are permitted, with a non-refundable pet deposit of $300 per pet. Lease Duration: The lease term is for one year, with an option to renew upon mutual agreement. Maintenance Responsibilities: The tenant is responsible for regular upkeep, such as lawn care and snow removal, unless otherwise stated. The owner will handle major repairs not caused by the tenant, such as plumbing and structural issues. Occupancy Limit: The property is intended for residential use by the listed tenants only. Subleasing is not permitted without prior written consent. Late Fees and Penalties: Rent is due on the 1st of each month. A late fee of $50 will be applied if payment is not received by the 5th. Inspection and Entry: The owner retains the right to enter the property with 24-hour notice for maintenance, inspection, or emergencies. Termination Clause: Either party may terminate the lease for any reason with a 60-day written notice, subject to conditions outlined in the lease agreement. Insurance Requirement: Tenants are required to maintain renter's insurance during the lease term. Showing Clause: In the event that the property will be relisted for rent, current tenant(s) must allow tours with a 24hrs notice. Tenants are not obligated to be present at the tours but are welcomed to be present.
