Lease terms

Lease Duration: 12-month lease preferred. Security Deposit: Due at lease signing (amount based on lease agreement and applicant qualifications). Utilities: Tenant is responsible for all utilities, including electricity, gas, water, sewer, trash, internet, cable, and any other applicable utility services. Smoking Policy: No smoking or vaping is permitted inside the home. Parking: Ample parking is available, including a 4-car driveway, attached garage, and plentiful street parking for guests, subject to local parking regulations. Pet Policy: Pets are welcome, subject to the guidelines outlined in the lease agreement. Approval is based on the type, size, breed, number of pets, and individual circumstances. Additional pet fees or deposits may apply. Tenant Responsibilities: Tenant is responsible for maintaining the cleanliness of the property, replacing HVAC filters as needed, promptly reporting maintenance issues, and maintaining the small lawn, including routine mowing, edging, and basic upkeep. Rent Payments: Rent is due on the 1st of each month. Late fees apply as specified in the lease. Renter's Insurance: Proof of renter's insurance is required before move-in and must be maintained throughout the lease. Property Improvements: Reasonable property improvements requested by the tenant may be considered. Any approved improvements must receive prior written approval from the landlord. Approved improvements may be partially or fully funded by the landlord at the landlord's sole discretion.
