Lease Requirements & Property Standards To maintain the quality and appearance of the property and neighborhood, tenants must agree to the following requirements: * Tenant is responsible for maintaining the yard, including regular mowing, edging, weed control, and general landscaping upkeep. * Tenant must keep the property in compliance with all applicable city ordinances, codes, and regulations. * Tenant is responsible for establishing and maintaining all utility services in their name and ensuring utilities remain current and paid at all times throughout the lease term. * No smoking or vaping is permitted inside the home. * No accumulation of trash, debris, junk, discarded furniture, appliances, vehicle parts, tires, construction materials, or other unsightly items is permitted on the property. * Outdoor storage of household goods is prohibited unless kept neatly within the designated storage building. * No inoperable, unregistered, wrecked, dismantled, or abandoned vehicles may be stored on the property. * Vehicles must be parked only in designated parking areas and may not be parked on lawns or landscaped areas. * No commercial business operations, repair shops, or automotive repair activities may be conducted on the premises. * Tenant shall maintain the home in a clean, sanitary, and well-kept condition. * Tenant shall promptly report any maintenance issues, water leaks, plumbing problems, HVAC issues, or other conditions that could cause damage to the property. * No alterations, painting, satellite installations, fencing changes, or structural modifications may be made without prior written approval from the landlord. * Pets must be approved by the landlord and comply with all pet policies outlined in the lease agreement. * Excessive noise, nuisance activity, or conduct that disturbs neighboring properties is prohibited. * Subleasing, short-term rentals, or occupancy by unauthorized persons is prohibited without written approval from the landlord.
