1. Lease Duration The lease agreement shall be for a fixed duration of 12 months, commencing on [Start Date] and terminating on [End Date]. 2. Utilities and Services Landlord Responsibilities: The Landlord, via the Homeowners Association (HOA), will cover and provide gas, water and sewer. These services are included in the monthly rent. Tenant Responsibilities: The Tenant is solely responsible for electricity. The Tenant must establish an electric utility account in their name prior to the lease start date and pay all usage charges directly to the service provider. 3. Smoking Policy This is a strictly 100% smoke-free property. Smoking or vaping of any substance including cigarettes, cigars, pipes, and e-cigarettes is completely prohibited inside the rental unit, on private balconies or patios, and within all HOA common areas. Any violation constitutes a material breach of the lease. 4. Pet Policy The Tenant is permitted to keep a maximum of one (1) small dog on the premises. This policy requires a non-refundable $250 pet fee, due upon the execution of the lease. The dog must comply with all local ordinances and HOA rules. The Tenant agrees to maintain full control of the pet, clean up all waste immediately, and assumes total financial responsibility for any damage caused by the animal. No other pets are allowed without prior written consent. 5. Parking This lease does not include any parking privileges, garage access, or assigned parking spaces on the property or within the HOA premises. The Tenant is entirely responsible for arranging and paying for their own vehicle parking independently on or off-site.
