Utilities, Maintenance, and Property Rules Tenant shall be responsible for payment of electricity, gas, trash disposal, and landscaping maintenance related to the ADU premises. Water and sewer utilities shall be shared between the ADU tenant(s) and the main house tenant(s), and divided proportionally based on the number of occupants in each household. Tenant agrees to maintain the exterior premises surrounding the unit in a clean and sanitary condition at all times, including proper disposal of trash and avoidance of food or debris accumulation. Tenant may be held responsible for costs associated with pest control services if an infestation is determined to have resulted from the tenant's failure to maintain cleanliness of the premises. Tenant shall promptly notify Landlord of any leaks, plumbing issues, water intrusion, mold concerns, or maintenance problems affecting the property. Subleasing, assignment of the lease, short-term rentals, or listing the premises on platforms such as Airbnb or similar services is strictly prohibited without prior written consent from the Landlord. Guests staying on the premises for more than fourteen (14) consecutive days, or more than fourteen (14) total days within any sixty (60) day period, must receive prior written approval from the Landlord. Additional fees may apply for unauthorized long-term guests or approved additional occupants. Tenant is required to maintain active renter's insurance throughout the duration of the tenancy and shall provide proof of coverage upon request by Landlord. There is no shared backyard access included with the ADU tenancy unless otherwise provided in writing by the Landlord. Tenant acknowledges that the premises is an accessory dwelling unit (ADU) located on a shared residential property. Pet Policy Tenant is permitted to keep a maximum of one (1) small pet weighing no more than fifteen (15) pounds, subject to Landlord approval. Tenant shall be responsible for any damage caused by the pet to the property or premises.
