Lease terms

RESIDENTIAL LEASE AGREEMENT PROPERTY ADDRESS: TBD LANDLORD: TENANT(S): ________________________________________ ________________________________________ 1. LEASE TERM This Lease Agreement shall begin on __________________ and terminate on __________________ at 12:00 noon unless renewed in writing. This is a 12-month lease agreement. Tenant must provide written notice at least sixty (60) days prior to lease expiration if Tenant intends to vacate. Landlord reserves the right not to renew the lease at expiration. 2. MONTHLY RENT & FEES Monthly Rent: Tenant agrees to pay monthly rent of $____________ due on the 1st day of each month. Late Fees: If rent is not received by 11:59 PM on the 5th day of the month, Tenant shall incur a late fee equal to 8% of overdue rent in accordance with Minnesota law. Damage beyond ordinary wear and tear. Excessive cleaning or carpet damage. Smoke remediation costs. Lost keys or garage remotes. HOA fines caused by Tenant. Unauthorized occupants or pets. Sewer or plumbing misuse. Unpaid late fees. Failure to provide a forwarding address. 4. OCCUPANCY & SUBLEASING Approved Occupants: Only approved occupants listed below may reside at the property: ________________________________________ Guests: Guests staying more than fourteen (14) consecutive days require written approval from Landlord. No Subleasing: Tenant may not sublease, assign, or transfer this Lease without written approval from Landlord. 5. RESTRICTIONS No Pets: No pets are permitted without written approval from Landlord. No Water Furniture: Waterbeds, aquariums, or other water-filled furniture are prohibited. 6. SMOKING POLICY Smoking, vaping, marijuana use, or use of any combustible substance is strictly prohibited inside the residence, garage, basement, or attached structures. Any violation of this policy shall result in: 1. An immediate $350 lease violation fee per occurrence. 2. Tenant responsibility for all smoke remediation costs including cleaning, repainting, ozone treatment, duct cleaning, carpet replacement, deodorization, and damage repair. Repeated violations may constitute grounds for lease termination or eviction pursuant to Minnesota law.
