Lease terms
1. Income Requirements Gross household income must be at least 3 times the monthly rent. Proof of income such as three most recent pay stubs is required. Self-employment (bank statements/tax returns) 2. Rental History Minimum of 2 years of verifiable, positive rental or mortgage history is required. No evictions or lease violations in the last 5 years. Satisfactory landlord references required. 3. Credit History A credit check will be performed on all applicants. A minimum credit score of 680 is required. Credit reports with excessive collections, unpaid rental debt, or delinquencies may result in denial. Applicants below 680 may be declined, regardless of income or other factors. 4. Criminal Background A full criminal background check will be conducted. Applications will be denied for recent or serious convictions, including: - Violent crimes - Property crimes - Sexual offenses - Drug manufacturing/distribution Other offenses will be reviewed case by case. 5. Pet Policy No pets are allowed 6. Appliance Maintenance Washer, dryer, and refrigerator are provided for use. The Tenant is responsible for all maintenance and repairs of these appliances during tenancy. 7.Exterior Lawn Maintenance Landlord, at Landlord's expense, shall provide lawn maintenance service throughout the term of the lease. Tenants shall be responsible for watering the lawn, shrubs, and plants during the summer months in accordance with the City of Aubrey's watering guidelines and shall install faucet covers on all exterior faucets prior to freezing temperatures. Tenant shall provide reasonable access to the property for the Landlord's lawn service providers to perform their services. 8. Smoking Policy Smoking is strictly prohibited both indoors and outdoors, including patios, yards, garages, and porches. 9. Identification A valid government-issued photo ID must be submitted by each applicant. 10. Application Fee A non-refundable application fee of $60 per adult is required at time of application. 11. Additional Notes Incomplete or inaccurate applications will not be considered. Meeting all criteria does not guarantee approval; the most qualified applicant may be selected. No vouchers Criteria may be updated at landlord's discretion and are subject to change. Approved Tenants will: Maintain renters' insurance and show proof prior to moving in Must allow landlord access as needed to maintain property (updates, repairs, 6 mos. inspection) Agree any changes or installations must be approved by the landlord Agree to maintain the homes interior and exterior Must contact landlord within six hours of needing any repairs (i.e. water leaks) Repairs exceeding normal wear and tear are the responsibility of the tenant Tenant Will Water yard per City of Aubrey guidelines Replace AC filters every 3 months
