Total Debt: Total debt service must be less than 50% of total verifiable income. 9. Total Expenses (i.e. rent, debt servicing, utilities) must not exceed 75% of income. 9. References: Minimum of 3 references; all references verify consistent good character and responsible behavior. 10. Criminal Background: All criminal history must be disclosed including convictions and arrests. This will be evaluated on case by case. 11. Applicant(s) acting in a threatening, combative or disorderly manner or making any derogatory or offensive comments during any phase of the meeting, application or screening process may be denied. 12. If everything else is nearly equal, preference will be given to applicants who are non-smokers, without pets, and desire longer-term tenancy. 13. Roommates, each individual must fully qualify on their own.
