Lease terms

Lease length: One year minimum. After the initial term it can convert to month to month with owner approval. Either party gives 60 days notice before moving out. Rent: $2,600 per month, due on the 1st, paid by direct deposit. A late fee applies after the 4th of the month. Deposits: $2,600 security deposit, returned within 30 days of move out. A $2,600 holding deposit is collected at signing and applied to your first month of rent. Pets: Pets welcome with owner approval. $500 refundable pet deposit and $50 per month pet rent. Utilities: Tenant covers all utilities including electric, water, gas, sewer, trash, and internet. Accounts should be in the tenant's name by the move in date. Appliances included: Refrigerator, range, dishwasher, microwave, washer, and dryer. Occupancy: Single family residential use only. Smoking: Smoke free property, including the garage. Maintenance: Owner handles repairs and upkeep that aren't caused by tenant damage. Tenant takes care of routine items like changing the furnace filter every three months, replacing light bulbs, keeping walkways clear of snow and ice, and reporting issues promptly so they can get fixed. Lawn care: Tenant is responsible for mowing, trimming, and general yard upkeep. Renters insurance: Owner's policy doesn't cover tenant belongings, so a renters policy is recommended. Property access: 24 hours notice before entry for repairs or inspections. Subletting: Allowed only with written owner approval. Move out: Final walk through with the owner. Leave the home clean and in the same condition as move in, normal wear and tear excepted.
