Payment is made through an ACH bank account system so you MUST have a bank account to qualify. NO evictions (UD) or similar, NO Sexual Offenders (Registry or otherwise), NO violent criminals, and NO collections against you. Don't ask! The credit score minimum is 630 for the applicant and minimum combined monthly income is $7k (before taxes) for the home. Seriously! The lease duration is 1 month (to 5/31/2026), and is usually on-going! Any exceptions are made in writing by the owner. I want to be open about all money that new tenants spend. All applicants must put in a Zillow application, and there is a cost (see below). There is also a pet deposit: $300 for the 1st pet, and $250 for the 2nd pet, with a 2 pet Maximum (or written owner permission). There is NO MONTHLY PET RENT; pets are expected to see a vet, and have renter's insurance. The deposit is refundable if there is no damage to the property and it is left CLEAN. And YES! There is an estimated water/trash/recycling bill every 2 months, which the City of St. Cloud forces the landlord to pay as property owner, depends your water & trash usage, and is paid by the property owner. This water bill will be paid to the owner immediately when signing the lease, in advance of the bill, and will be estimated initially. Water/sewer/trash & recycling are set (no choice) and paid by the Owner of the home at 2+ months behind. Consequently the tenants pay every 3rd/4th month, and aways get their bill to view in advance. The money is made up by the owner within the 1st year... always! Tenants will know in advance when this is so. Money at Signing: Zillow Rental Application (per person): 35.00 Deposit: 2000.00 Pet deposit (if no pets): 0.00 Rent: 1800.00 City of St. Cloud bill (water, trash, recycling, etc) 180.00 Total: 4015.00 These 2 bills (Xcel & City of St. Cloud) take care of all the utility payments for the property! All utility bills, are paid by the tenants. Tenants must sign up for Xcel (gas/electric) immediately upon signing the lease. Xcel payments follow your usage and is administrated by Xcel. Tenants are responsible for shoveling and lawn mowing, same as 'home' living. 'Final Details' description: The property is older, and has many wooden features inside. There is an extra grassy lot for leg stretching and animal exercise (backyard). Of course, the 2 car garage with automatic opener and driveway for parking is included, and opens up from a single to a 2 car driveway at the garage. There is a front cement "patio" area for people watching, however the back door with patio is used most often to come in. The bunnies out in the backyard are part of the ambiance! The kitchen has a large farm sink and tons of countertop space and cabinets. You will not be disappointed! Most appliances are newer, and the kitchen overlooks the backyard. Just off of the kitchen is another full bath on the 1st floor, back door to the garage & backyard (used the most), door to the basement (with bathroom 2 "playrooms" and wine "keeper"), a laundry room on first floor (with included washer, and dryer, plus utility sink) and another stairway (to the second floor). Sounds like a lot, but it's not! There is a very large library/family room/dining room. There is a gas fireplace/stove at one end. It is quite large with a wooden floor. The library leads to the beamed ceiling, large living room (new carpeting), front formal staircase, front door, and large windows. The living room has new carpeting that is almost too thick! So cool! The second floor holds 3 bedrooms with closets, all larger but varying sizes including a master bedroom, PLUS a business office (no closet, etc.). There is another full size bathroom on the second floor. The basement has a wine + utility closet. There is a "semi-finished" 3rd bathroom (3/4 bath) and shower, for "emergencies", plus "playrooms". This is an 8 foot ceiling height (cement block) basement, not 7 feet as normal, so regular height and regular rooms! Lots of storage! THIS is a decent, quiet, real home.
