Lease terms

Lease Terms Lease Term: 12-month minimum lease. Monthly Rent: $4,100, due on the 1st of each month. Security Deposit: Equal to one month's rent (subject to applicant qualifications). Application Required: All occupants 18 years of age or older must complete an application and pass a background, credit, income, and rental history screening. Income Requirement: Verifiable household income of at least three (3) times the monthly rent is preferred. Utilities: Tenant is responsible for all utilities, including electricity, water/sewer, trash, cable/internet, and lawn care unless otherwise stated. Pets: Pets may be considered with owner approval. Breed restrictions, pet fees, and/or monthly pet rent may apply. Smoking: No smoking or vaping is permitted inside the home. Occupancy: Maximum occupancy must comply with local and state regulations. Renter's Insurance: Proof of renter's insurance is required prior to move-in and must be maintained throughout the lease term. Move-In Requirements: First month's rent and security deposit are due prior to move-in. Lease must be signed before possession of the property. Property Condition: Tenant agrees to maintain the property in a clean and well-kept condition and promptly report any maintenance concerns.
