Lease Length: The lease is for one full year. Rent Amount & Due Date: Monthly rent is due on the 1st of every month, or on the same date the tenant originally moved in. The rent must be paid in full on the due date. Security Deposit: A $1,200 security deposit is required before moving in. If there is any damage to the property the security deposit will not be returned. Utilities: Gas and electricity are the tenant's responsibility. The tenant must call National Grid or Con Edison to set up the account under their own name and pay their own utility bills. Utilities are not the owner's responsibility. Cleanliness & Maintenance: The tenant must keep the unit clean and well-maintained at all times. Late Fees: If rent is extremely late, an additional $100 late fee will be added to the payment. Guest Policy: Outside guests are not allowed to live with the tenants Anyone who will be living in the unit must provide their ID to the owner. Pet Policy: Cats are allowed. No large dogs or dogs of any kind are allowed. Parking: Free parking is available with plenty of space. Move-Out Notice: The tenant must give the owner 10 15 days' notice before moving out.
