Lease terms

Landlord will be responsible for summer lawn cutting, maintenance/service of the whole-house water filtration system and the town fire tax. At move in full tank of oil provided by owner as courtesy. Prior to move-in, first month's rent and a security deposit equal to one month's rent will be required. Each amount is $3,200, for a total move-in amount of $6,400 due before keys are provided. All adult applicants age 18 or older must complete an application for a background check/ tenant screening. Applicants should generally have stable, verifiable household income of approximately 2.5- 3x the monthly rent, depending on the overall strength of the application. Renters insurance is required before move-in and must remain active throughout the lease term. The policy must include at least $100,000 in personal liability. Proof of coverage will be required before keys are provided. Tenant will be responsible for electric and sewer responsibilities as outlined in the lease, internet/cable (Verizon available), snow removal, and any other tenant-use services unless otherwise stated in the lease. Tenant is expected to keep the property clean and safe and promptly report any maintenance issues. Pets allowed but please note the yard is not fenced. No smoking. Parking for up-to 4 cars.
