These are general lease terms. Terms - General Minimum Term: 12 Months; the owner is open to a two-year lease to lock the rent. Tenant responsible for changing HVAC filter at least every 90 days The landlord is responsible for the HOA that takes care of common areas. Snow Removal: Tenant responsible for driveway snow removal for some of the properties Pets: Allowed. Terms: Additional Terms: Small to Medium Dogs: $500 non-refundable deposit, additional $50/1 dog/month, or additional $75/2 dogs/month. Max 2 dogs. The tenant is responsible for shampooing and steam cleaning the carpet before vacating the house. CATS: $750 non-refundable deposit, additional $75/1 cat/month, or additional $100/2 cats/month. Max 2 cats. The tenant is responsible for shampooing and steam cleaning the carpet before vacating the house. If the tenant causes damage, a fee of $300 copays will be incurred for repair or restoration. It is clarified that any issues arising from construction, materials, or malfunctioning appliances shall be the landlord's sole responsibility. The tenant will also bear responsibility for the remaining duration of the lease until a suitable replacement tenant is secured.
