**Utilities, Lease Terms & Property Maintenance** The tenant is responsible for establishing utility accounts in their name and paying all utility bills on time, including gas, electricity, water, and heat. The property owner is responsible for paying all property taxes. The property is offered with a one-year lease. Rent is due in accordance with the lease agreement, and tenants are expected to comply with all lease terms throughout the rental period. This is a non-smoking property. Smoking and vaping of any kind are not permitted inside the home, garage, basement, screened porch, or anywhere else on the property. Tenants are expected to maintain the lawn and exterior spaces, keeping the property neat and well cared for throughout the lease term. The tool shed is available for tenant use. During the winter months, tenants are responsible for removing snow and ice from the driveway, walkways, steps, window wells, and roof areas as needed to maintain safe access to the property. Tenants are responsible for the repair or replacement of the washing machine and clothes dryer if damage results from misuse, neglect, or excessive wear during the tenancy. Major household appliances, including the stove/oven and refrigerator, will be maintained and repaired by the owner in the event of normal equipment failure not caused by tenant misuse or negligence.
