Rent is due on the 1st day of each calendar month, and a late fee of $50.00 will be assessed if payment is not successfully cleared by the 5th day of the month. Security Deposit & Refund Policy: A security deposit equal to exactly one month's rent ($3,500.00) is required upon lease execution. The deposit will be held securely in a bank escrow account and will be returned, less any legal deductions for damage or required professional cleaning, within 14 calendar days following tenant vacancy. Cleanliness & Move-Out Conditions: Tenants are contractually obligated to return the property in a clean, sanitary, and professionally-maintained condition, matching the initial move-in baseline. If the property requires professional cleaning intervention upon vacancy to restore it to this standard, the actual cost of the service (estimated at $300.00) will be deducted from the security deposit. Early Termination & Buyout Provisions: Early termination of this 12-month lease requires a mandatory minimum 60-day advance written notice from the tenant. Breaking this lease early establishes a binding one-month rent payment buyout penalty fee ($3,500.00). The security deposit cannot be used to cover this fee and will be handled separately based on physical property evaluation. Utilities Mandate: The renter is solely responsible for 100% of utility expenses incurred at the property, including Gas, Electricity, Water, Sewer, and Trash removal. All respective accounts must be successfully transferred into the tenant's primary name prior to the formal move-in date. Renters Insurance Obligation: Comprehensive renters insurance is mandatory. The tenant must obtain and supply verification of an active policy featuring a minimum of $100,000.00 in personal liability coverage prior to receiving keys. The policy must list the landlord as an "Additional Interested Party" to ensure ongoing notification of coverage status. Smoking & Vaping Prohibition: This is a strictly non-smoking property. Absolutely no smoking, vaping, or burning of tobacco, cannabis, or related materials is permitted inside the residence. Pet Limitations: A maximum of 2 small pets are allowed on the premises, subject to explicit landlord review and approval. Accommodations are managed exclusively via built-in monthly rental adjustments. Maintenance & Exterior Upkeep Duties: The landlord remains responsible for primary interior infrastructure repairs, including structural soundness, heating, HVAC systems, main electrical arrays, and major plumbing systems. Tenants are responsible for basic routine interior upkeep, prompt replacement of lightbulbs, and maintaining fire alarm batteries. Lawn Care & Snow Removal Mandate: Exterior maintenance is entirely the tenant's responsibility. The tenant is solely responsible for routine lawn care (mowing, weeding, and leaf removal) and timely snow/ice removal from all driveways, walkways, and sidewalks adjacent to the property.
