Lease terms

RENT AND MOVE-IN COSTS: $1,500/month. A $1,500 security deposit is due immediately upon approval to hold the apartment. First month's rent $1,500 is due prior to occupancy. LEASE DURATION: 1 Year. UTILITIES AND APPLIANCES: Water and trash removal are included. All other utilities and appliances are the tenant's responsibility. Strict NO-PETS policy (dogs/cats). PARKING: Tenants must park in their assigned,(1) parking space in driveway. Guests are not allowed to park in driveway at any time. Applicant Qualifications: INCOME: Gross monthly income must be at least $4,286 per month from a consistent verifiable source. Your application will be denied if rent exceeds 35% of your income. RENTAL ASSISTANCE: All forms of lawful rental assistance are welcome. VOUCHER REQUIREMENTS: Your application will be denied if your voucher is not approved for a rent amount of at least $1,500 per month, utilities not included. RENTAL HISTORY: Applicants must provide verifiable rental history/references. HOME VISIT: Applicants must be open to a home visit upon request as part of the application screening process. CREDIT & SECURITY REQUIREMENTS: STANDARD APPROVAL: Credit score of 620 or higher. CONDITIONAL APPROVAL: Credit scores between 580 and 619 may be approved subject to the applicant independently purchasing, paying for and maintaining a policy with an approved 3rd party institutional guarantor. RENTAL ASSISTANCE EXCEPTION: In accordance with New York State law, credit score requirements do not apply to the portion of rent covered by a housing voucher or rental assistance. For applicants responsible for a partial portion of the rent, credit history will be evaluated on an individual case-by-case basis.
