Lease terms
The owner pays for water. The renter is responsible for electricity, phone, cable, and heating oil. Last month's rent is due at signing. No smoking is allowed. No pets are permitted. parking is available for 2 registered and insured cars only. No, unregistered cars are allowed in the yard. Rent is due on the first of each month the agreement will be valid for one full year. and after that it will be month to month. Only tenants who are listed on the rental agreement are allowed to occupy the premises. There is to be no subletting. Occupancy by quest(s) staying over seven days will be a violation of the agreement. In the event any other people occupy and live in this rental, in any capacity, without the owner's written consent, it will constitute a breach of this agreement and it is agreed that the rent will be increased by $250 per person per month and the owner at his sole option may terminate this agreement. The unit is to be kept clean and in good condition. the rental unit is equipped with the necessary smoke/alarms. it is the tenant's responsibility to maintain them in good working order. As a tenant, you must be considerate to others regarding the noise level of yourself and your guests. A 10% fee will be imposed for late rent. If rent becomes two weeks late the eviction process may begin. the initial notice to quit is $100. The Key deposit is $75 to be paid and it will be returned at the end of the contract. The tenant will be charged a $75 fee plus labor per lock set if he/she temper/destroys/ or needs to replace locks. in the event lockout/lost key, it is the responsibility of the tenant to rectify the situation. this is not an emergency situation. After hours you are (the tenant) to call the locksmith at your own expense. A $30 Bounced Check fee will be imposed and checks will no longer be accepted. A fee will be charged to you if we have to remove furniture/ refuse and cleaning of the apartment and appliances is necessary upon vacating the premises. Any neglect of the oil heating system will be the responsibility of the tenant. EX: Running out of oil. the tenant is responsible for any repairs other than normal maintenance. The above stipulations are to be held in conjunction with the landlord/tenant laws of the state of Connecticut. The tenant agrees to pay all costs, expenses, and reasonable attorney's fees that may be incurred or paid by the landlord in enforcing the covenants and agreements in the lease. Tenant is not to store any items in common areas or conduct or participate in any disruptive activity there. Burning, cooking, and consumption of alcoholic; beverages are strictly prohibited in such areas.
