Lease terms

12-month lease beginning September 1, 2026. Rent is $3,250 per month, due on the 1st. The security deposit is two months' rent ($6,500), held in a Connecticut escrow account with annual interest paid to the tenant as state law requires. Late fees follow Connecticut law: $5 per day starting on the 10th day after rent is due, capped at $50, charged once per late payment. Utilities: The tenant is responsible for electricity, trash removal, and internet. Heat and hot water are electric, so electricity is the tenant's main utility cost. There is no municipal water bill and no sewer bill, because the home is served by a private well and a private septic system. The landlord maintains the well pump and the septic system, including routine pumping, at no cost to the tenant. Tenant responsibilities: lawn care and mowing, snow and ice removal from the driveway, walkways, and steps, and keeping the septic system clear of grease, chemicals, and non-flushable items. Policies: No smoking anywhere inside the home. Pets are welcome with no pet fee, and the tenant is responsible for any damage a pet causes. Assistance animals are always accepted. Private driveway parking. Renters insurance with at least $100,000 in personal liability coverage is required for the full lease term, with the landlord named as an additional interest. The landlord does not live on-site. This is the entire single-family home, including the yard, deck, patio, and driveway, with no shared space.
