Lease terms

Rental Requirements & Lease Terms - 12-month lease required. - No smoking or vaping permitted inside the apartment. - Off-street parking for up to two vehicles in a tandem parking arrangement. - Pets may be considered on a case-by-case basis. Breed restrictions, pet fees, and additional requirements may apply to dogs. - Landlord pays water and sewer. - Tenant is responsible for gas, electricity, internet, and all other utilities not specifically listed above. Application Requirements All applicants are subject to: - Credit screening - Background screening - Income verification - Rental history and landlord reference verification Preferred qualifications include: - Credit score of approximately 650 or higher - Gross household income of at least 3 times the monthly rent - No prior evictions or unpaid landlord judgments Move-In Funds For well-qualified applicants: - First month's rent - One month's security deposit Applicants with lower credit scores, limited credit history, or other elevated risk factors may be required to provide additional prepaid rent at lease signing, subject to Connecticut law. All funds must be paid and all lease documents completed before occupancy.
