Lease terms

Lease Agreement Highlights Lease Term: 6-month lease with possible extension to month-to-month. House is currently on the market for sale, will honor 6-month lease. Utilities: Tenant is responsible for all utilities, including electricity, water, cable, internet, and home phone. Any related fees or deposits must be paid by the tenant. Services should be active as of the move-in date. Yard Maintenance: Landlord will provide regular yard care at no cost to the tenant. Trash & Recycling: Tenant is responsible for weekly trash and recycling removal, either by transporting to a local facility or arranging and paying for a private removal service. Tenant Insurance: Proof of renter's insurance is required prior to move-in. Smoking Policy: Smoking is permitted outside only. Pet Policy: A maximum of one pet is allowed (indoor or outdoor). A non-refundable pet deposit is required. Move-In Costs: First and last month's rent are due at lease signing. Furnishings: Unfurnished Property Support: A property manager located on the same street is available to assist with tenant needs, maintenance requests, and general questions. The property manager will give 48 hour notice for home and/or property inspections, as necessary for safety, repairs, or maintenance--except in the case of an emergency. Occupancy Limit: One family unit with no more than 6 total occupants. Late Rent Policy: A 5-day grace period is provided. A $30 late fee will apply if rent is not received within this period. Renewal Terms: After the initial 6-month lease term, a month-to-month option is available. Move-Out Requirements: A written 30-day notice is required before the actual move-out date at the end of the lease term. The property must be returned in clean condition, with all trash removed inside and outside. Windows, walls, doors, floors, appliances, bathroom and kitchen fixtures, sinks, and bathtubs must be clean and free of stains or blemishes.
