Lease terms

Utilities Tenant shall be responsible for arranging, maintaining, and paying for all utilities and services serving the premises, including but not limited to electricity, gas, water, sewer, trash service, internet, and cable, unless otherwise agreed in writing. Yard and Outdoor Maintenance Tenant shall be responsible for routine maintenance of the backyard and outdoor areas. Because the property contains trees and landscaping, Tenant shall regularly remove fallen leaves, branches, brush, and other debris from the outdoor areas to help prevent pests, reduce fire risk, and maintain the property in a clean and safe condition. This obligation applies to routine cleanup only and does not include major tree trimming, tree removal, or structural landscaping work unless caused by Tenant's negligence or misuse. No Smoking Smoking is strictly prohibited anywhere on the premises, including inside the dwelling, garage, backyard, and all outdoor areas. This includes, but is not limited to, tobacco, cannabis, vaping, and e-cigarettes. No Pets No pets or animals are permitted on the premises without Landlord's prior written consent. This restriction does not apply to service animals or other animals that must be accommodated under applicable law.
