Kitchen hutch is fully stocked with dishware. Also included are small appliances, pots and pans, cooking utensils, silverware, place-mats, napkins, coffee maker and microwave oven. Casita starts out with all linens and starter paper goods.

Lease terms

Owner pays water, gas, electricity, WiFi, trash service and septic service. Owner also provides firewood and laundry supplies. Renter will take responsibility to order and pay for landline phone service, cable or satellite service for TV. A monitor with a DVD and a BlueRay player are available. There is a strict no-smoking policy for indoor areas. Renter can smoke outside but must take responsibility for fire safety and must pick up and dispose of smoking debris. Renter agrees to follow fire hazard prevention rules and to not build a fire or use the outdoor barbecue if there is fire hazard weather. Owner will provide instruction sheets for this. Renter is responsible to keep the premises in a clean condition. A monthly cleaning fee is included in the rent. Renter will coordinate the cleaning date with the Owner. The Owner is responsible for maintenance. Renter will take responsibility of informing the Owner in a timely manner of any problems, needed repairs or maintenance issues. A high end washer and dryer is provided for Renter's use. Renters will follow Owner's directions in regards to the laundry products and use of the equipment. Renter may be held liable for repairs to the equipment. Occupancy is for two people. Renter will coordinate with Owner if children will be living on the property or if there will be additional guests. The acequia (irrigation ditch) that runs along the north side of the property is unsecured and much of the surrounding and neighboring property is left in a natural state. The Renter shall take responsibility for the safety of children and any other persons and will indemnify the Owner in regards to the safety and any injury due to these conditions. There are two parking spaces. Renter will consult with Owner regarding additional guest parking. The house is one one level, however it is not considered handicapped accessible as there is one step to get up to the house level and the kitchen and bathroom do not meet ADHD requirements. No pets are allowed. Renter will obtain prior permission from the Owner for an assistance dog.
