      Security deposit (one month's rent) and first payment ($2450) will move you in! Owner pays for water, garbage removal and mowing of the lawn. Renter is responsible for paying electric and WiFi. No Smoking inside the property. One small dog allowed under 20 lbs. There is uncovered parking for 2 cars. No Garage, thought there is a garage, but it is used as a laundry. Lease duration 12 months. Tenant is responsible to take care of daily tasks, like maintaining a sanitary environment. Landlord should take care of large property maintenance tasks, like ensuring the water, plumbing, heat, and electricity are all working, if tenant is not responsible for damage or the defect. Landlord will hold the right to inspect (walk through) once a month per arrangement with renter. This is a One family home for two adults and 3 minor children only. Renter is responsible for minor children's safety on property. In case of maintenance renter will allow access to landlord/maintenance staff. Renter will not be allowed to drill holes in walls, or alter any structures in the home. Renter will be responsible to keep the property well-taken care off. Landlord will collect rent once a month at the beginning of the month. rental payment will be Cash, Ban secured Check, or Money order on the first day of the month, regardless if the first day falls on a weekend. There will be a $40 penalty for a bounced check. The Penalties For Passing Worthless Checks (PWBC - Passing Worthless Bank Checks) are either 1st degree Misdemeanors or 3rd degree Felonies under Florida law. If any damage is done to the house renter will be responsible for the amount of the damage, which will come from the security deposit. If the security deposit does not cover the damage done to the property, renters will be responsible for the amount due. PLEASE NOTE; House comes as is. There is a step to get into the house, and steps to go out on the patio by the canal. There is also a slight down-slope in the hall way to the master bedroom. RENTERS WILL BE RESPONSIBLE TO PROOF RENTERS INSURANCE on this property. Landlord needs written permission from renters to run a credit check and background check. Nonpayment of Rent: In case of non-payment, the landlord will serve the tenant a written notice allowing three days, excluding weekends and legal holidays, for the payment of the rent or vacating of the premises. If the tenant does not pay the rent within this period or vacate, the landlord may begin legal action to evict.
