Lease terms

Tenant is renting a private furnished bedroom in a shared home with access to common areas including the kitchen, living room, laundry, and bathrooms (as applicable). This is not a full home rental. All utilities are included in the rent, including electricity, gas, water, and high-speed internet. First and last month's rent are due at lease signing. Minimum lease term is 12 months (flexible terms may be considered). Rent is due monthly. This home is professionally managed and designed to provide a clean, quiet, and structured living environment for working professionals. Tenants are expected to: * Maintain cleanliness in shared spaces * Clean up after themselves immediately * Follow quiet hours (9:00 PM 9:00 AM) * Respect other residents and shared living guidelines Single occupancy per room only. No pets allowed. No smoking inside or outside the home. Overnight guests are not permitted without prior approval. Frequent visitors are not allowed. Tenant is responsible for basic upkeep such as changing light bulbs and maintaining their personal space. Any maintenance issues must be reported promptly. Background check, income verification, and screening for overall fit are required for all applicants. Parking is available in the driveway. No inoperable or unregistered vehicles permitted. This home is not suitable for individuals seeking a highly social or unstructured living environment.
