Lease terms

Residential Lease Lease Term * Monthly rent shall be $ 2000 due on the first day of each month. * Rent shall be paid by direct deposit * A late fee of $ 100 may be charged if rent is not paid within 7 days of the due date. Security Deposit Tenant agrees to pay a security deposit of $2000 prior to move-in. The deposit may be used for damages beyond normal wear and tear, unpaid rent, or lease violations. Occupancy Only the individuals listed on the application may reside at the property: Tenant may not sublease or allow additional occupants without written approval from the Landlord. Utilities Tenant shall be responsible for the following utilities: * Electricity * Water * Gas * Internet/Cable * Trash Service Maintenance and Repairs Tenant agrees to: * Keep the property clean and sanitary. * Promptly report maintenance issues or damages. * Not intentionally damage the property. Landlord is responsible for major repairs and maintaining the property in habitable condition. No Smoking Policy Smoking of any kind is strictly prohibited inside the house, garage, or anywhere on the property. This includes: * Cigarettes * Cigars * Vapes/E-cigarettes * Marijuana or any smoking substances Violation of this policy may result in cleaning fees, damage charges, or termination of the lease. No Pets Policy No pets are allowed on the property at any time without prior written consent from the Landlord. This includes: * Dogs * Cats * Birds * Reptiles * Any other animals Unauthorized pets may result in fines, removal of the pet, or termination of the lease. Quiet Enjoyment Tenant agrees not to disturb neighbors or engage in illegal or disruptive activity on the premises. Entry by Landlord Landlord or representative may enter the property for inspections, repairs, or emergencies with reasonable notice as required by local law. Termination Either party must provide 30 days written notice before terminating or renewing the lease unless otherwise required by law.
