Lease terms

1. MAINTENANCE AND REPAIRS: Tenant will keep the Premises in clean, sanitary, and good condition. If Tenant fails to maintain the premises and causes damage beyond normal wear and tear, Tenant agrees to pay for the necessary repairs or replacements. 2. YARD MAINTENANCE: The Tenant will be fully responsible for maintaining the yard. If the yard is not maintained, an additional charge of $75 per month will be imposed for professional yard maintenance. 3. PETS: Pets can be allowed on the Premises with the prior written consent of the Landlord. If allowed, pets will require an additional pet deposit and/or additional monthly pet rent.. 4. UTILITIES: Unless otherwise provided in this Lease, the Tenant will be responsible for all utilities and services for the Premises. 5. LATE RENT: Any rent payment not received by the 5th of each month shall be considered late and may incur a late fee of $25 per day after the 8th of each month. 6. LEASE TERMINATION: Should the Tenant wish to terminate the lease early, they must provide at least 30 days' notice 7. RENEWAL TERMS: The lease can be renewed at the end of the term on a six month minimum basis with the same terms and conditions, subject to a rent increase, if any, as determined by the Landlord.
