Lease terms

Lease Length: 12-month lease required. Security Deposit: One month's rent (subject to applicant qualifications). Application Fee: Standard application fee applies for all applicants 18 years and older. Utilities: Tenant is responsible for electricity, gas, and internet. Landlord pays water, sewer, and garbage. Pool Service: Professional pool service is required and billed at $150 per month, in addition to the monthly rent. Landscaping: Professional landscaping service is required and billed at $100 per month, in addition to the monthly rent. Occupancy: Maximum occupancy complies with all applicable local and state housing regulations. Smoking: No smoking or vaping is permitted anywhere on the property. Pets: No pets allowed. Parking: Off-street parking available. Renter's Insurance: Proof of renter's insurance is required before move-in. Screening Requirements: Applicants must complete a rental application, pass a credit and background check, provide verifiable income of at least 3x the monthly rent, and have satisfactory rental history.
