Lease terms

Lease Duration Your lease begins and ends on the dates listed in your agreement (Typically 12 months). Move in occurs only after first month's rent + security deposit are paid. If the home isn't ready due to reasons outside landlord control, rent is abated until occupancy. Smoking Policy Smoking of any kind is prohibited inside the home or anywhere on the premises. Violations result in a $1,500 fee. Pet Policy No pets allowed unless the landlord gives written approval. If approved, additional deposit and monthly fee per pet applies. Unauthorized pets result in a $1,500 fee. Parking Rules Parking is for tenants and their guests; tenants have priority. Only standard vehicles (cars, SUVs, small trucks) may be parked without written approval. No boats, campers, trailers, or commercial vehicles unless approved in writing. Improper or abandoned vehicles may be towed + $300 fee. No vehicle repairs allowed on the property. Dock Use Policy A dock is provided for tenant use during the lease. Tenant is fully responsible for any damage, loss, or displacement of the dock. Tenant waives all liability toward the landlord for any injuries, accidents, or incidents related to dock use. Safe and responsible use is expected at all times. Courtesy Appliance Use Agreement The following appliances are currently operational and available for your use as a courtesy, but they are NOT part of the leased premises: Window A/C units Freezer Dehumidifier Washer & dryer Important: These items are not guaranteed, not warranted, and not required to be repaired or replaced if they stop working. Tenant accepts them as is and understands they may be removed at any time if needed. Tenant Maintenance Responsibilities You are responsible for keeping the home clean, safe, and well maintained: Maintain the premises according to all police, sanitary, and safety regulations. Keep appliances, fixtures, and equipment in a neat and orderly manner. Report plumbing leaks immediately failure to do so means you pay for resulting damage. Any damage caused by you, household members, or guests is charged as additional rent. Prevent nuisance behavior, reckless driving, insect infestations, and misuse of utilities. No alterations (painting, fixtures, locks, satellite dishes, etc.) without written landlord approval.
