Lease terms

1- Lease Term & Occupancy - Duration: The lease term shall be for a fixed duration of 12 months. - Commencement: The lease becomes effective on September 4, 2026. - Termination: The lease terminates on September 3, 2027. 2- Subleasing & Assignment - Restriction: Tenant shall not sublease, assign, or transfer the lease, in whole or in part. - Consent: Any transfer requires the Landlord's prior written consent. - Just Cause: Unauthorized subleasing constitutes a material breach and grounds for at-fault eviction. 3- Utilities & Services - Responsibility: Tenant is solely responsible for all utility accounts. This includes gas, electricity, water, and internet. 4- Minimum Applicant Qualifications - Application: All applicants aged 18 or older must submit a separate application. - Identification: A valid, government-issued photo ID is required from each applicant. - Employment: Applicants must provide proof of stable, verifiable employment. - Income requirement: Verifiable gross income must meet or exceed 3x the monthly rent (negotiable based on overall application). - Proof of Income: Acceptable documents include recent consecutive pay stubs or tax returns. - Credit score requirement: Preferred minimum 700. Scores below 700 maybe considered based on overall application. - Rental History: Applicants must demonstrate a positive rental history. - References: Verifiable landlord references are required for the past 3 years. - Evictions: Applicants must have no prior history of unlawful detainers or evictions. 5- Screening & Evaluation - Provider: Credit, criminal background, and eviction screenings are required through Zillow. Landlord-approved alternative screening providers may also be used. - Evaluation: Applications are evaluated on screening results, income verification, and references. - No Guarantee: Meeting the minimum qualifications does not guarantee application approval. 6- Move-In Requirements - Insurance: Tenant must obtain renter's insurance prior to taking possession. - Proof: Proof of the active insurance policy must be provided before keys are handed over. - Contingency: Final approval remains contingent upon the successful verification of all applicant data.
