Tenants are responsible for utility bills, maintenance the yard themselves or pay for a landscape company to do the service, park in designated areas ( driveway and garage, HVAC filter replacement every month, landlord will provide the filters, add salt to water softener system whenever necessary, 60 days notice for renewal/ non- renewal, no smoking inside, limited to a family of 4, rent due the 1st of each month with a grace period until the 5th of the same month, late fee of $100 per occasion, return payment fee $50, repeated late payments may affect renewal and can cause eviction, any damage done to the property will get fix and pay for from the deposit funds.
