Monthly Rent & Charges: Monthly rent: $2,395.00 Pet rent: $40.00 per pet, per month (if applicable) Late fee: $150.00 Returned payment (NSF) fee: $25.00 Payment Method: Online payments via Zillow Payments (or other methods as specified in the lease). Move In Costs Due at Lease Signing: Prorated rent (if lease starts mid month): Calculated at signing. Daily rate = monthly rent days in month; prorated rent = daily rate x remaining days. First full month's rent: $2,395.00 (due at signing) Security deposit: One full month's rent ($2,395.00) due at signing; may increase up to 1.5x monthly rent based on credit, income, or rental history in accordance with Arizona law. One time non refundable cleaning fee: $350.00 (due at signing) Non refundable pet fee: $350.00 per pet (due at signing, if applicable) Example: If lease begins 7/13, tenant pays prorated rent for 7/13-7/31 (calculated at signing) + $2,395 (first full month) + $2,395 (security deposit) + any required non refundable fees. Lease Length: Minimum term: 12 months. Multi year leases preferred. Pets: Allowed: Up to 2 pets (30 lbs or under) with case by case approval. Fees: $350 non refundable pet fee per pet due at signing; $40/month pet rent per pet. Insurance: Renter's insurance must include pet liability coverage. Tenant responsible for pet damage. Painting, Patching, and Repairs: No tenant painting or permanent alterations without prior written landlord approval. All repair requests must be submitted through the Zillow (or landlord alternative selection) portal with dated photos and a brief description before any work is performed. Landlord or landlord approved contractor only may perform wall, ceiling, trim, or paint repairs (patching, sanding, priming, repainting). Unauthorized repairs, patching, or painting will be charged to tenant; tenant is responsible for all professional repair and repainting costs, including labor, materials, and administrative costs, which may be deducted from the security deposit or billed to tenant. Move in condition: A move in condition checklist with dated photos will document baseline condition and be used to determine ordinary wear and tear versus tenant damage. Utilities and Services: Tenant pays: APS (electric), Southwest Gas (natural gas), City of Surprise water/sewer/trash, telephone, cable, internet, and landscaping upkeep. Owner pays: HOA dues (included in base rent). Included Appliances and Features Stainless steel kitchen appliances; washer & dryer included; built in splash pad; overhead garage storage. Fees and Owner Policy: One time non refundable cleaning fee: $350. Turnover fee and other non refundable fees as documented in the lease are due at signing. No monthly owner admin, technology, or resident benefit fees. Policies and Requirements: No smoking of any kind on the premises. No subleasing or short term rentals (Airbnb/VRBO prohibited). Renter's insurance required: minimum $100,000 liability; landlord to be named as additional interest where applicable. Proof required prior to move in. HVAC filters: Tenant must replace HVAC filters every 30 days or enroll in optional owner filter program if offered; failure to replace filters may result in charges for HVAC service or damage. Screening and Additional Terms Standard tenant screening includes credit check, income verification, and rental history. Landlord may require additional documentation and may adjust deposit requirements based on screening results.
