Looking and making steps to be home owners one day. - 12-month lease - Rent due on the 1st of every month - Only the following approved occupants may reside in the home - Maximum two pets;dogs only - No smoking or vaping of any substance inside the home, garage, or within 100 feet of doors and windows. -Tenant is responsible for: mowing edging watering (subject to local restrictions) weed control replacing dead plants caused by neglect -Tenant pays: Electric Gas Water Trash Internet Cable - Tenant should: Replace HVAC filters (or specify if you'll provide them) Replace light bulbs Keep drains clear Report leaks immediately Prevent mold by promptly reporting moisture issues Keep smoke detector batteries functional if required by the lease - Require tenants to report: Water leaks Plumbing backups Roof leaks HVAC issues Broken appliances within 24 hours - No: Painting Wallpaper Mounting TVs with large wall anchors Installing shelves Replacing locks Satellite dishes - Required of the tenant to: Keep the home sanitary Prevent pest infestations caused by housekeeping Dispose of trash regularly Avoid excessive clutter that creates health or safety hazards - Immediate lease violation for: Drug manufacturing or distribution Criminal activity that threatens others or the property Intentional property damage - Quiet hours: 10 PM 7 AM -Parking: Garage space Driveway parking No parking on grass No inoperable vehicles No RVs or trailers unless approved No parking on street - Renter's Insurance: Minimum $100,000 personal liability coverage Proof of insurance before move-in Tenant's policy must remain active throughout the lease - Move out expectations: Professional carpet cleaning (if you choose to require it and it's enforceable) All keys returned Garage remotes returned Home cleaned Holes patched if larger than ordinary picture-hook holes Trash removed
