Utilities: Tenant responsible for electricity, gas, water/sewer, trash, internet, and cable, as applicable. Please note that the landlord has solar panels installed in the house, so the monthly electricity bill will be significantly lower! Lawn care: Tenant responsible for routine lawn maintenance, including mowing, edging, weeding, and watering, unless otherwise specified. The landlord has a lawn guy who comes bi-weekly and only mows the lawn for $25/service. Tenant can avail that service and pay the landlord directly if they like. HVAC filters: Tenant responsible for replacing HVAC filters regularly according to lease requirements. Minor upkeep: Tenant responsible for routine cleanliness and basic day-to-day upkeep of the property. Light bulbs: Tenant responsible for replacing standard light bulbs during tenancy. Smoke/CO alarms: Tenant responsible for promptly reporting issues and replacing accessible batteries where permitted/required by the lease; landlord retains applicable legal obligations. Damage: Tenant responsible for damage caused by tenant, occupants, or guests, normal wear and tear, as provided in the lease. HOA compliance: Tenant must comply with applicable HOA/community rules provided to the tenant. Renters insurance: Tenant required to maintain renters insurance if required under the lease. Drain/plumbing care: Tenant responsible for avoiding improper items in drains/toilets and may be responsible for clogs caused by tenant misuse. Reporting repairs: Tenant must promptly report leaks, water intrusion, HVAC issues, or other maintenance concerns to the landlord/property manager.
