On the edge of S Park Hill/Hale neighborhood. You would be taking the front facing bedroom and I would be staying in the other bedroom $1047 deposit to old roomate before move in, 12 month lease starting in June, landlord is great on repairs & communication. $35 application fee, credit check, rental history. Must make 2x rent monthly income with proof. Rent $1047/mo, $20 internet each, XCel $40-110 a person depending on the season but we get part of XCel credited back into rent. Landlord pays trash & water as well. $25 monthly rental insurance plan required by each tenant. Ample street parking & ample storage in garage and basement. Front & back yard with garden (we water 2x a week, landlord cuts grass). No dishwasher or A/C but the house only gets hot on the southwest side in the afternoons. I often go to Congress Park Pool to cool down. I also have lots of box fans for the windows. The square footage, basement storage/art studio space and two yards makes up for the lack of those features, IMO. There is a washer in the basement, but we dry on a line outside or using the racks downstairs. Located near the Colfax & Colorado bus lines, Sprouts .6 miles away, Trader Joes 1 mile away, King Soopers 1.2 miles away. In walking distance of 420 dispensary, liquor, several restaurants & bars, gas stations, AMC theater. Great for bus riders and bicyclists! Very close to Capitol Hill nightlife! Garage available for bikes. Lots of street parking. Accessibility: front porch stairs, basement stairs, small bathroom, 1 cat, lots of cooking smells, music played often. 420 friendly but I no longer use. There is also ample room for storage in the basement rooms and the back yard shed. Kitchen is well stocked with lots of room in the pantry for you.
