Lease terms

Rent must be paid electronically through the designated online payment platform. Rent is due on the 1st of each month. Any rent received after the 5th day of the month will incur a late fee of $50, as permitted by South Carolina law. Tenant is responsible for routine maintenance including lawn care, replacing light bulbs, air filters, smoke detector batteries, pet stain and odor, and maintaining cleanliness. Tenant shall notify Landlord promptly of any maintenance issues. Tenant is responsible for repairs caused by negligence or misuse. Only operational, registered vehicles may be parked on the property. No commercial vehicles, RVs, or inoperable vehicles are permitted without prior written approval. Tenant agrees to operate heating and cooling systems responsibly and maintain thermostat settings within a reasonable range. Smoking of any kind is strictly prohibited inside the property enclosed areas. Violation may result in charges for remediation and/or lease termination. Tenant shall return the property in the same condition as received, ordinary wear and tear excepted. Property must be professionally cleaned, including carpets, upon move-out unless otherwise agreed in writing. Landlord reserves the right to sell the property during the lease term. In the event of a sale, Landlord may terminate the lease with no less than 30 days' written notice to Tenant. Tenant agrees to cooperate with reasonable showings upon 24 hours' notice. Landlord may enter the property with at least 24 hours' notice for inspections, maintenance, repairs, or showings, except in emergencies. Tenant agrees that photos and/or video taken at move-in and move-out may be used to document property condition. Prorated rent if move in is done after the 1st.
