Lease terms

1. Utilities Responsibility: The Renter shall be responsible for all utilities associated with the rental property. This includes electricity, water, gas, and any other utility services. 2. Security Deposit: Upon signing the lease agreement, the Security Deposit is due. The deposit amount is determined by the terms of the lease and serves as a safeguard against damages or unpaid rent. 3. Renter Insurance Requirement: The Renter is required to obtain renter's insurance with a minimum coverage of $150,000. This insurance protects both the tenant and the landlord in case of unforeseen events such as fire, theft, or liability claims. 4. HOA Fees(Landlord pays HOA : The Owner will cover all Homeowners Association (HOA) fees(around $425-460 last year) related to the property. These fees typically contribute to the maintenance and management of common areas within the community. 5. Availability Date: The rental property will be available for occupancy starting today. Interested renters are encouraged to inquire promptly. Tenant Qualifications: Prospective renters must meet the following minimum requirements: Minimum Credit Score: A credit score of 690 or higher is necessary. This demonstrates financial responsibility and reliability. Rent-to-Income Ratio: Renters should have a rent-to-income ratio of at least 33%. Income Verification: Renters must provide income statements or other relevant documentation to verify their ability to pay rent consistently. Background Check: A standard background check will be conducted to assess rental history, criminal records, and eviction history. 7. Pet Policy: Pet Rent per month: Cats: $30 Small dogs: $55 Large breed dogs: $90 (If you have more than one pet, the one with the cheaper rent fee can take 30% discount. For example, if you have a small dog and a large dog, the rent is $38.5+$90. If you have 2 small dogs, the rent is $55+$38.5.) Pet Security Deposit: A $1000 pet deposit is mandatory for pet owners.
