Lease terms

Lease Duration The lease term shall be for a minimum of one (1) month and a maximum of six (6) months. Any request to extend the lease beyond six (6) months must be submitted to the Owner in writing at least thirty (30) days before the lease expiration date. Extensions are subject to the Owner's approval and may require a new lease agreement or lease amendment. Rent Monthly rent is due on the first week of each month. Any rent not received by the due date may be subject to late fees as permitted by South Carolina law and outlined in this Lease Agreement. Security Deposit A security deposit is required prior to move-in. The deposit may be used to cover unpaid rent, damage beyond normal wear and tear, missing furnishings, or other costs permitted by law. Utilities Included The monthly rent includes: * Electricity * Water * High-speed Wi-Fi/Internet Utilities are included for normal residential use. Excessive utility usage or misuse may result in additional charges. Furnished Property The home is rented fully furnished. An inventory of furniture, electronics, appliances, and household items will be completed at move-in and verified at move-out. The Tenant is responsible for any missing, damaged, or destroyed items beyond normal wear and tear. Pets Only small dogs are permitted with the Owner's prior approval. A maximum of two (2) small dogs is allowed unless otherwise agreed upon in writing. The Tenant agrees to: * Clean up after pets. * Prevent excessive barking or disturbances. * Be responsible for any pet-related damage. * Comply with all local leash and pet regulations. No Smoking Policy Smoking or vaping of any kind is strictly prohibited inside the home, garage, sunroom, and on the property. Evidence of smoking may result in additional cleaning, deodorizing, or damage charges deducted from the security deposit. Occupancy Only the individuals listed on the lease may occupy the property. Long-term guests staying more than seven (7) consecutive nights require the Owner's written approval. Maintenance The Tenant agrees to keep the property clean and notify promptly of any maintenance issues or repairs needed. The Tenant shall not make alterations or repairs without the Owner's written permission except in emergencies. Cleanliness The home shall be returned in substantially the same clean condition as received, excluding ordinary wear and tear. Excessive cleaning required after move-out may be deducted from the security deposit. Quiet Enjoyment The Tenant agrees to respect neighbors and comply with all neighborhood rules, noise ordinances, and any applicable homeowners' association regulations. Illegal Activity Illegal activity of any kind is strictly prohibited and constitutes grounds for immediate termination of the lease in accordance with applicable law. Move-Out Upon move-out, the Tenant shall: * Return all keys and access devices. * Remove all personal belongings. * Leave the property reasonably clean. * Report any damages before vacating. Failure to return keys or access devices may result in replacement charges. Right of Entry The Owner may enter the property with reasonable notice as permitted by South Carolina law for inspections, repairs, maintenance, or to show the property to prospective tenants or purchasers. Default Failure to pay rent, violation of lease terms, unauthorized occupants or pets, or damage to the property may result in termination of the lease and other remedies available under South Carolina law.
