Lease terms

Advance Payments & Security Deposit Security Deposit: Upon execution of this Agreement, the Tenant shall deposit with the Landlord the sum of [Amount in $] as a Security Deposit. This deposit will be held as security for the performance of the Tenant's obligations under this Agreement and returned pursuant to state law upon move-out, minus any deductions for damages beyond normal wear and tear.
