Lease terms

1.Utilities Tenant shall be solely responsible for the payment of all utilities associated with the premises, including but not limited to: Electricity, Gas, Water & Sewer, Garbage/Recycling, and Internet and Cable (if applicable). Landlord shall not be responsible for any utility bills unless otherwise agreed upon in writing. 2. Landscaping and Yard Maintenance: The Tenant is solely responsible for all front and back yard work and maintenance. The back yard contains a raised bed, stone covered patio, both of which must be maintained by the Tenant. Tenant shall not alter, remove, or damage the stone work or the raised bed structure. 3. No Smoking Policy Smoking of any kind including but not limited to tobacco, marijuana, vaping, or electronic cigarettes is strictly prohibited: Inside the premises, On any part of the property (including porches, patios, garages, sheds, and yards). Violation of this policy constitutes a material breach of the lease and may result in immediate termination of tenancy. 4. Additional Terms (Optional but Recommended): No pets. Renter's Insurance: It is highly recommended that a tenant shall obtain and maintain renter's insurance during the term of the lease. Noise and Conduct: Tenant shall conduct themselves and require others on the premises to conduct themselves in a manner that does not disturb neighbors or violate local laws.
