Lease terms

1. Rental Details You are renting one private bedroom (not the entire house). The home is fully furnished (bed, dresser, desk, etc. you provide the basics). Term: Month-to-month (6+ months preferred for stability). Rent: Due on the 1st of each month. 2. Utilities All utilities are included (electricity, water, gas, internet, trash). Reasonable usage only. During warm months (May October), AC must be used responsibly. Thermostat set no lower than 74 F when home. Higher when away or sleeping. Excessive usage above the household cap will be split equally and billed as an overage fee. 3. Security Deposit Equal to one month's rent (refundable minus any damages, cleaning, or unpaid amounts). Returned within 21 days after move-out with an itemized statement (per California law). 4. Parking Only 2 garage spaces available for 4 tenants shared/assigned on a fair rotating or first-come basis. Limited guest parking in the community. Street parking is available but at your own risk (must follow city rules and street sweeping). 5. House Rules (Summary) No pets allowed. Keep common areas clean and respect shared spaces (kitchen, bathrooms, living areas). No smoking, vaping, or illegal activities inside the home. Quiet hours: 10 PM 8 AM. No subletting or long-term guests without landlord approval. Responsible for your own room's cleanliness and minor upkeep. 6. Move-In Requirements Completed background & credit check (you pay the screening fee). First month's rent + security deposit due before move-in. Signed lease agreement. Provide proof of income/employment if requested. 7. Termination & Notices 30-day written notice to move out (or as required by law). Landlord can give notice for lease violations. 8. Other Important Notes You must maintain the home in habitable condition. Minor repairs in your room may be your responsibility (e.g., light bulbs); major issues will be handled by the landlord. Violations of rules or excessive damage can result in termination of tenancy.
