Lease terms

Tenant is responsible for all utilities associated with the property. Property is serviced by a private well and pump system. Tenant agrees to promptly report any issues with the water system. Maximum of two (2) dogs allowed with landlord approval. Tenant is responsible for any pet-related damages, waste cleanup, and maintaining pets in accordance with local ordinances. No aggressive breeds permitted. No smoking or vaping permitted inside the home, garage, or any enclosed structure on the property. Last month's rent, and security deposit are due at lease signing. Tenant must maintain active renters insurance for the entire lease term and provide proof of coverage prior to move-in. Tenant is responsible for maintaining the property in a clean and sanitary condition. Lawn care and basic exterior upkeep are tenant responsibilities unless otherwise agreed in writing. No illegal activity permitted on the property. Quiet enjoyment of neighboring properties is expected. Excessive noise, disturbances, or nuisance behavior may be considered a lease violation. Unauthorized occupants or subleasing are not permitted without written landlord approval. Parking is limited to designated driveway or approved parking areas only. Any maintenance or repair issues must be reported to landlord promptly to prevent further damage. Tenant may not make alterations, install fixtures, or modify the property without written permission from landlord. Lease violations may result in fees, termination of lease, or eviction proceedings in accordance with South Carolina law.
