No Smoking. Lease terms: Lease is for 12 months, negotiable. Tenet pays utilities, estimated monthly cost: Water: $110 Gas: $150 winter, $50 summer Electric: $300 Internet: $75 Lawn Care and Yard Maintenance Option: Tenant may elect to assume responsibility for routine lawn care and seasonal leaf removal in lieu of paying the monthly landscaping fee. If Tenant chooses this option, the landscaping fee will be waived for the duration of the tenancy, provided the yard is maintained in accordance with all applicable municipal property maintenance codes. Tenant's responsibilities shall include: * Regular mowing and maintenance of both the front and rear lawns. * Trimming and general upkeep necessary to keep the property in a neat and orderly condition. * Seasonal raking and placement of leaves at the curb for municipal collection in accordance with the Lakewood collection schedule and requirements. Failure to maintain the lawn and yard in compliance with municipal codes or lease standards may result in reinstatement of the landscaping fee and/or the Landlord arranging for maintenance services at Tenant's expense following written notice and a reasonable opportunity to cure the issue. Pet Policy: The keeping of pets on the Premises is subject to Landlord approval and is negotiable on a case-by-case basis. Approved pets must be properly cared for and controlled at all times. Large dogs must have their nails regularly trimmed to minimize damage to hardwood flooring. Tenant shall be liable for the cost of repairing any pet-related damage to the Premises. Historic Home Preservation Policy: The Premises contain original historic architectural features that must be preserved. Tenant shall not paint, stain, alter, remove, cover, or otherwise modify any original woodwork, including but not limited to hardwood trim, window frames, baseboards, moldings, doors, built-in features, or other finished wood surfaces. Existing wallpaper throughout the Premises is considered a protected feature and shall not be removed, painted over, damaged, covered, or otherwise altered in any manner without the Landlord's prior written consent. Tenant may paint bedroom walls and kitchen walls, provided that the work is completed in a professional manner. Any color changes may be subject to Landlord approval. The living room, dining room, sunroom, and any other common areas on the main floor shall not be painted, altered, or refinished without the Landlord's prior written consent. Any unauthorized alterations to protected historic features, woodwork, wallpaper, or restricted rooms shall be considered damage to the Premises, and Tenant shall be responsible for all costs associated with restoration to the original condition.
