Each adult must submit a separate application along with the applicable fee. Administrative Fee: A $350 administrative fee per household is due at the time of lease signing. This fee covers the preparation of the attorney-drafted lease and all associated administrative costs related to the move-in process. Residency & Rental History Requirements: Applicants must provide a minimum of 36 months of verifiable residency history. Rental history must be rated satisfactory or better. Evictions will be reviewed on a case-by-case basis, taking into consideration factors such as the date, circumstances, and any explanation provided by the applicant. Utilities: The renter shall be solely responsible for the payment of all utilities associated with the premises, including but not limited to electricity, water, sewer, trash, and any other applicable services. No Smoking Policy: Smoking is strictly prohibited within the premises at all times. Tenants and tenant guests are not allowed to smoke inside the property or in the garage. Exterior smoking permitted except when windows are open, or if it is a nuisance to neighbors. No Pets Policy: Pets are not permitted on the premises under any circumstances. Water-Filled Furniture: If applicable, tenants must provide proof of insurance for any water-filled furniture prior to move-in.
