Do not care for, house, or feed any animals on premises. - Tenant Agrees to always keep premises, equipment, and contents in a clean and neat condition. Trash should be taken out daily and placed in trash cans. All trash must be bagged. - Tenant is to check the smoke detectors and batteries monthly to ensure that they are in good working condition. - No smoking inside the building ( including e-cigarettes). All ashes and cigarette butts are to be disposed of safely in trash and not thrown in yard or sidewalks. - No subletting of unit. - Nonpayment of rent or breaking any lease agreement will be reason for eviction. - The landlord reserves the right to inspect the unit upon 24-hour notice. - The security deposit cannot be used for the last month's rent. The premises will be inspected within 7 days after a tenant has vacated unit, keys have been returned, and a mailing address has been submitted. The security deposit will be returned after inspection within 14 business days, if the unit has been left in a move-in ready condition with the exception of normal wear and tear - Only those names on the lease are permitted to live in the premises. Registered Sex Offenders are not permitted on the premises at any time. - Renter is responsible for all utilities, including Gas, Electric, and Water.
