Screening Requirements All applicants will have background, credit, rental history, income, and employment verification prior to approval. Applicant must provide valid identification, proof of income, and references upon request. A credit and background check required, and any application fees associated with screening are the responsibility of the applicant. Unsatisfactory credit history, prior evictions, unpaid landlord balances, false information on the application, or criminal history that may pose a risk to the property or other residents may result in denial of the application. For more information go to our website Edwards and Bell Lease Terms Summary This lease agreement is for a term of one (1) year. Tenant is responsible for payment of all utilities. The first month's rent and security deposit are due at the time of signing agreement. All utility accounts must be transferred into the tenant's name on the day the lease is signed and before keys are released. No pets are allowed on or in the property. Smoking is strictly prohibited inside the home. Tenant agrees to maintain the property in good condition throughout the lease term. Any damages caused by the tenant, beyond normal wear and tear, may result in immediate termination of the lease agreement. There is designated parking available on the property. Parking on the grass is not permitted. All vehicles kept on the property must be registered and in operable condition. No inoperable vehicles are allowed on the premises. Lawn maintenance will be provided by the property manager. Applicants with any felony convictions or convictions involving harm to children or aggressive behaviors will not be approved. Renter's insurance is not required; however, it is strongly recommended. The landlord/property manager is not responsible for loss, theft, or damage to the tenant's personal property.
