Lease terms

Owner is responsible for yard care, pest service, and air filters. Tenant pays for electric, gas, internet, water, trash, sewer. Don't worry about setting up utilities as all utilities are kept in owner's name, with a compiled utility bill for actual cost due on the 20th of each month. No smoking, no pets. Parking provided in 2 car garage. Tenant is expected to keep the property clean, with hired cleaning service if necessary. Owner reserves the right to a scheduled monthly walk through to check maintenance issues and house conditions. Owner stores lawnmower in garage, and requires weekly access during yard care months. Snow removal in driveway is the responsibility of the tenant. Lease terms - $2300/mo with a 2 year lease preferred. Persons signing lease and providing payments will be one and the same. Due at signing is $350 security deposit. Due at taking occupancy is $4600, which is first and last month's rent. Monies will be paid via Zelle (preferred) or Venmo. Owner requires one tenant take collections from other tenants and pay owner in one payment.
